A 3D massing model in Revit provided a clear visual representation, allowing clients to see different configurations before making decisions. Careful attention was given to design principles, including standard dimensions and traffic flow, ensuring seamless movement between the kitchen, dining, and living areas. This phase also explored alternative layouts to enhance natural light, optimize storage, and create distinct zones within the home—all done virtually with real-time feedback. 

Ensuring compliance with local regulations was a key step in moving the project forward. Structural engineers were consulted to develop the necessary drawings and documentation for permit approval. A thorough understanding of the Ontario Building Code ensured that all zoning and safety regulations were met. The entire permitting process was handled remotely, with direct communication between designers, engineers, and municipal authorities to address any adjustments. The approved permits included a full-home renovation and a basement conversion into a secondary dwelling with a separate entrance. 

To help clients confidently visualize their space, Enscape renderings brought the design to life in realistic 3D. A major design challenge in the great room was an exposed column, which was seamlessly integrated into the design through multiple virtual iterations in Revit. Material selection went beyond simply choosing finishes—trade specialists were consulted remotely to ensure the best options for durability, maintenance, and aesthetics. Clients received direct links to purchase materials or were guided to local showrooms to experience textures and finishes firsthand. 

As the project neared completion, all design details were finalized, and millwork drawings were prepared for production. Coordination between installers, cabinet makers, and furniture specialists was handled remotely, ensuring a smooth transition from design to execution. Budget management was also integrated into the workflow, with transparent pricing, quotes, and invoices managed digitally. With this structured virtual process, the entire project—from concept to completion—was executed seamlessly, proving that high-end design can be delivered anywhere.
